Why Invest With Us?
Because when you invest in a skipper, these days you need more than calm seas, fine wind and a strong mast. While other asset classes get tossed around the deck like loose barrels in a squall, real estate is something we can wrap our fingers around and directly influence – less susceptible to Neptune’s (the sea God) unpredictable temperament.
For those we work with, we’re a missing financial ingredient with nautical wit. These folks have inactive or under-performing capital and the desire to build their portfolios through strategic, medium-to-long term real estate deals…but no avenue to the kinds of opportunities we manage year round.
Bottom Line:
My core competency is bringing qualified individuals with inactive or under performing capital to the table who can pool it to achieve quality and consistent returns via substantial real estate projects my team and I execute. Nothing quick and dirty. No ‘get rich quick’ scheme. Just smart, completely official real estate investments that mature in under a decade, often in less than 5-7 years. Individuals ready to invest their money and get relative, realistic returns in real estate, who lack the team, time, or wherewithal to make it happen.
So, what are the next steps after partnering with Neptune?
After contacting us via phone or here, we’ll enjoy some conversation to see where you’re at, get specific about your goals, gauge your risk tolerance, and honestly, see whether or not you’d be a good addition to our hearty crew of investors: temperament, attitude, and overall vibe.
We also need to get an idea for what kind of investment(s) you’re interested in per deal, as well as in total. After that you’re in our pipeline, ready to receive periodic updates from us showing you current and incoming projects – opportunities. When we spot one that fits your criteria, we’ll look at the project together to get down to specifics.
Once you’re invested, we take care of everything, all the management and paperwork. Finally, when a deal closes you receive your bi-weekly or monthly updates concerning the property along with your checks!

How are funds handled?
Up until a project closes, attorneys, agents and escrow companies hold apportioned funds. Afterwards, distribution of funds to investors comes from the asset manager.
Risk: is this better/worse than the stock market?
In terms of risk, better. As an investor you have more protection because real estate is as asset you can see, feel and touch. There’s protection from adverse impacts thanks to insurance options. You get more leverage and better returns on your money – banks won’t lend to buy stock but lend all day for real estate. We’d argue there’s also slim inherent chances of the value declining, and we’re able to take specific actions that have direct impacts on the positive market performance of any property.
How involved do I need to be?
Ideally, your level of involvement will be close to zero. We’re good at what we do. Most of our investors limit their involvement to the updates we send out regarding current and upcoming opportunities. Unless you happen to be Gary Keller, or Brian Tracy, there’s no need for you to fill your time with all the details.
How long will it will take?
Generally speaking, most of our investors spot a deal they’d like to be a part of within the first 45-90 days. After capital is invested, it typically takes 60-90 days until you get the first check.
